What Is a List-to-Sale Ratio and What Does It Mean for Sellers?

A list-to-sale ratio is the final sale price expressed as a percentage of the original asking price, and it is one of the clearest single numbers for reading how much negotiating power buyers have in a specific market segment. The same ratio means something different depending on which side of 100% it falls on.

Reading the Ratio

Ratio What It Means
Above 100% Homes are selling above asking price — competitive offers are common
100% Homes are selling at exactly asking price on average
97–99% Buyers are negotiating a modest discount off asking
Below 95% Buyers have meaningful leverage — larger discounts are common

Current Examples from This Coverage Area

Aurora detached homes are currently averaging a 100% list-to-sale ratio, meaning homes that sell are achieving full asking price. East Gwillimbury and Innisfil detached homes are both averaging 97%, meaning buyers in those segments are negotiating a modest discount off asking on average.

A ratio on its own does not capture how many listings are actually selling. Aurora’s 100% ratio exists alongside a 32.5% sales-to-new-listings ratio, which measures something different: how much of total new listing volume is converting into a sale in the period. Reading the two together gives a fuller picture than either number alone.

Quick Answers

Is a 100% list-to-sale ratio good for sellers?
It means homes that sold achieved their full asking price on average, which is a strong outcome for sellers in that segment, though it does not mean every listing in that market is selling quickly.
What does it mean if my community’s ratio is below 97%?
It generally signals buyers are negotiating a more meaningful discount off asking price than in a market closer to 100%.
Can a list-to-sale ratio go above 100%?
Yes, when competitive offers push the final sale price above the original list price, though this is less common in a balanced-to-buyer market.
Should I set my list price based on the current ratio?
The ratio is one input among several, alongside days on market and current comparable sales, rather than a formula for setting a specific list price.
Where do I find the current ratio for my specific community?
See the Municipality Hub pages on this site for the most recent TRREB MLS® figures by community.
