Sell First, Buy First, or Conditional Coordination?

By Pam Bechard · Listing Strategist · Royal LePage RCR Realty · Last updated: June 2026

There are three ways to structure a move-up transaction in York Region: sell first, buy first, or make the purchase conditional on the sale. Coordinating the two transactions so that neither falls apart because of the other is the central logistical challenge for a York Region move-up buyer.

Who This Applies To

This applies to homeowners across York Region, particularly in Newmarket, Aurora, and East Gwillimbury, who are selling a current home and buying another at close to the same time.

Option 1: Sell First, Then Buy

The conservative path. Sell the current home, confirm the exact equity available, and buy from a position of financial certainty. There is no bridge financing risk and maximum buying leverage. The tradeoff is the risk that a specific desired property sells before the search is complete.

Option 2: Buy First, Then Sell

The aggressive path. Secure the target home before listing the current one. This requires bridge financing from a lender and carries a higher carrying cost during the overlap period, but it removes the risk of being without a home between closings. See What Is Bridge Financing and Do You Need It? for how that financing actually works.

Option 3: Conditional Coordination

The balanced path. Negotiate the purchase conditional on the sale of the current home. This is less common in competitive markets but available when sellers in the target segment are motivated. It removes financial overlap risk while still locking in a specific property.

How to Decide

Begin with a current value estimate of the home being sold, a mortgage pre-approval that includes bridge financing capacity if that path is being considered, and a clear target community and price range. With those three inputs in hand, the choice between the three structures becomes a logistics decision rather than a financial unknown.
